The comparison that matters

How leak injection actually works

Water finds the path of least resistance through a crack or construction joint. We fill that path with a resin that expands and cures inside it, then follow with a structural epoxy where the substrate needs it.

  1. DiagnoseLocate the actual entry path. Map the joint, check flow rate and substrate condition.
  2. DrillAngled ports set to intersect the crack at mid-depth, spaced to the wall thickness.
  3. PackMechanical packers seated and pressure tested before any resin goes in.
  4. InjectPolyurethane at low pressure to stop the water, following the path it was already using.
  5. VerifyEpoxy where structural bond is required, then cure, monitor and photograph the close-out.

NCC 2025 has been live in Victoria since 1 May 2026.

Victoria adopted NCC 2025 with no optional transition window. NSW, Queensland and the ACT deferred mandatory adoption to 1 May 2027, so Victorian builders are working to a code the rest of the eastern seaboard has not started.

Part F1 and Part F3 were merged into a single Part F1, Water management, consolidating five performance requirements into two. Part F1 was extended to cover the management of sub-surface water, not only surface water. And the Class 7 and 8 exemption that let basement carparks and storage areas sit outside the waterproofing provisions is gone.

What has not changed is the gap. There is still no Deemed-to-Satisfy pathway for below-ground work — AS 4654.2 covers external above-ground, AS 3740 covers internal wet areas. Neither covers a basement. In practice that means a Performance Solution, usually assessed against BS 8102.

Questions we get asked

Will this work with water actively running?

Usually yes — active flow is often easier to treat than a damp patch, because it shows us exactly where the path is. Polyurethane resin is designed to react in the presence of water and expand in the crack. Very high flow rates need staging, which we will tell you at assessment.

Do you have to dig anything up?

Not for negative-side injection. It is all done from inside the basement. Some defects — a failed membrane over a large trafficable area, for instance — genuinely do need external work, and we will say so rather than sell you an injection that will not hold.

How long does it take?

Most single-joint or single-crack jobs are a day on site, then a cure and monitoring period before we sign it off. We will give you a program with the quote so you can slot it against your dates.

What does it cost?

It depends on the run length, the flow and the access. We price a defined scope with exclusions stated so there are no surprises. Assessment and the written diagnosis come before any number.

Can you work to our site requirements?

Yes — inductions, SWMS, permits, out-of-hours and occupied-site access. Send through your requirements with the enquiry and we will have the paperwork ready before we mobilise.
